Long Term Rental Policies

 
SECURITY DEPOSIT:
Security Deposits are DUE WITHIN 72 HOURS OF APPLICATION ACCEPTANCE.
Security Deposits vary for each rental property. The Security Deposit will be REFUNDED 30 DAYS FROM YOUR DEPARTURE DATE. The full amount will be refunded unless charges for damage and repair have to be deducted.

 
RENT:
Rent is due on the 1st of each month. A 5% late fee will be applied if payment is not received by 6th day of each month.

 
PAYMENT:
Payment can be made by personal check or money order. We DO NOT ACCEPT CREDIT CARDS for long term rent payments. All payments must be mailed to 7737 Greenville Highway, Brevard, NC 28712, dropped in our drop-box in the parking lot or hand delivered to our office during office hours.

 
UTILITIES:
Tenants are responsible for all utilities including water, sewer, electric and gas. Click here to view contact information for various utility companies.

 
GARBAGE:
Garbage removal is the tenant’s responsibility. Information about the local waste removal will be provided in the property.

 
PETS:
Pets are not permitted in any of the properties unless specifically allowed by the property owner. If permitted, a non-refundable pet deposit of $200 for the first pet and $100 for each additional is required. The fee is for the privilege of having a pet in the property. Any damage caused by the pet will be deducted from the security deposit. Fleas and Tic removal is considered damage and may (or will) be deducted from the security deposit.

 
SMOKING:
Smoking is not permitted in any of the properties. If the odor of smoke, or damage from smoke is evident, the tenant will be charged for clean up out of their security deposit. The no smoking policy is strongly enforced for the courtesy of other non-smoking tenants and property owners.

 
LAWN CARE:
Seasonal lawn and grounds service is included on our rentals when indicated.
