The homes on our Long Term Rentals Program are homes are unfurnished and maintain a lease of no less than six months. Our team will handle the tenant screening, move in/move out inspection and any maintenance issues which may occur while the tenant is occupying the home. We have access to a host of vendors for all of your maintenance needs.SERVICES OFFERED:
INSPECTION PROGRAM
For your peace of mind, a representative from Deer Ridge Property Management conducts a formal inspection of your home using a detailed written report. This report is provided to the owner and includes any recommendations for necessary routinemaintenance.
PICTURE DOCUMENTATION
The condition of all properties is documented by photograph. If there is a problem, the owner will see it, “no surprises.”
INSURANCE TRACKING & CONFIRMATION
It is very important to have a current insurance policy that covers you for the rental of your home. Insurance policy information is maintained in our automated system. A qualified insurance advisor is available to give advice to homeowners.
*TENANT SCREENING
Prior to accepting a leasing contract, all potential tenants will be screened by a process including a credit evaluation and an interview by a representative from Deer Ridge Property Management.
*ONLINE APPLICATIONS FOR TENANTS
Online applications are a true convenience and that is why we offer applications online for tenants to complete and submit at their convenience.
FULL MAINTENANCE AND REPAIR
We have a team of professionals to assist with property repairs. Each company has been chosen because of their commitment to excellence. All companies are licensed and insured.
AUTOMATED SERVICE ORDER TRACKING
A homeowner or tenant can submit a service order request over the internet, or by calling our office during business hours.
AFTER HOURS MAINTENANCE HOTLINE
A representative from Deer Ridge Property Management is always on call for property emergencies. The representative can be reached through our after hours maintenance hotline provided to tenants and owners.
1099 TAX FORMS
COLLECTION OF RENT, SECURITY DEPOSITS, AND OTHER FEES
We will collect and manage all fees associated with your rental. Security deposits will be returned to tenants after their departure less any funds for damage repair. We are compliant with NC Real Estate Commission Trust Account requirements.
*MOVE-IN / MOVE-OUT INSPECTIONS
When Tenants are moved in and out a detailed inspection report including picture documentation is preformed to ensure the security of the owner’s investment.
REPRESENTATION IN EVICTION SUITS
Should it be necessary to evict a tenant, we will be with you every step along the way of the eviction process.
